It goes without saying that Estate Agents are not the most popular of professions in both good time and bad times. It’s a double edged sword for Estate Agents, they are balmed for pushing house prices higher in boom times () and for not amking an effort in times of economic instability. They cannot win. Why? Because in both cases they get their commission or sellers fee. And here lies he crunch (not the credit crunch, what a stupid expression) the crunch is there are those that try and do their best in all market conditions and there are those that simply just do not much at all.
Marketing the properties on their books is the biggest single most effective way they can sell a house, property or land. Making the effort to put the item in pretty packaging and making as many people aware of the item for sale isn’t any different across the entire spectrum of selling. Some estate agents who know this just get on with it and sell your property whatever the market conditions.
The single biggest dilema facing the seller is whether the agent is going to put the effort in. after all most vendors seeking to buy a property cant be looking everywhere! Property finder websites simplify the task only up to a point and anyone looking for a property can only be on so many website services before it consumes their entire life. And after all, it’s not the be all and end all if the dream home isn’t found.
More often than not despite the market conditions be good or bad for buying a property the vendor will more often than not end up with a property presented by the good estate agent.
We’ve made an effort to maintain a list of Estate Agents who actively promote and do their utmost best to sell properties for the best price regardless of the market conditions. (the point here is that the property should retain it’s value long term).
The best way to find your property to buy is to get on as many agents lists and provide them with as many details as possible about your desire. If you can keep them up to date weekly they are much more likely to help you find a property rather than presenting you with properties listed with them at any given time.
One last point. Always barter their commission rates. In times when the markets are not in the favour of the seller the agent has already achieved one thing, the price can be lower (the opposite to the practice of guzzumping) so they will try and increase the rate during these times.
